Pet Damage Protection Program | Property Management Utah
At no cost to the Owner, the Pet Damage Protection Program (PDPP) covers up to $3,000 of damage caused by an approved pet.
Did you know that 66% of U.S. households own a pet? According to the latest research from the 2023-2024 World Animal Foundation, pet ownership has remained steady year after year. This means property owners in Salt Lake City and throughout Utah must adapt to this growing trend.
Why Choose Nestwell Property Management?

The Benefits of Allowing Pets in Your Rental Property
Many property owners hesitate to allow pets, fearing damage and liability. However, renting to tenants with pets can bring significant advantages.
1. Higher Rental Income Potential
A study in the Journal of Real Estate Finance and Economics found that landlords who allow pets can charge an 11.6% rental premium over those who don’t. On average, in Salt Lake City, Nestwell Property Management sees pet-friendly properties renting for $50 to $100 more per month.
2. Longer Tenant Retention
Pet-friendly properties experience longer tenancy periods. A Firepaw study found that tenants with pets stay an average of 46 months, much longer than tenants without pets. This results in reduced turnover and a more stable rental income.
3. Larger Tenant Pool & Faster Leasing
With nearly 70% of renters owning pets, restricting pet-friendly housing can reduce your tenant pool. Nestwell Property Management data shows that pet-friendly rentals in Salt Lake City receive twice as many applications and lease faster than non-pet-friendly properties.
How Does This Program Work?
✅ Thorough Pet Screening – Nestwell Property Management partners with a third-party pet screening company to assess pet risk levels.
✅ Tenant Fees & Protection – Tenants pay Pet Administrative Fees, Deposits, and/or Monthly Pet Fees, which are used to cover potential damage.
✅ Up to $3,000 in Coverage – If an approved pet causes damage beyond the tenant’s deposit, Nestwell Property Management covers up to $3,000 in repairs. For example, if a pet damages a carpet and it costs $1,500 to replace, the expense is covered at no cost to the owner.
✅ Exclusions Apply – Emotional support animals, service animals, and unapproved pets are not covered under this plan. However, Nestwell Property Management will work to recover any fees from unapproved pet owners.
Nestwell’s Pet Policy by Property Type
- Condos & Multi-Units (No Yard Access): 1 pet allowed.
- Townhomes & Multi-Units (With Yard Access): Up to 2 pets allowed.
- Single-Family Homes: Up to 3 pets allowed.
Understanding the Risks of Renting to Pet Owners
1. Property Damage Risks
Pets may cause scratched doors, chewed flooring, or carpet damage. However, Nestwell Property Management minimizes risk by offering $3,000 in additional coverage, ensuring your investment is protected.
2. Liability Concerns
Landlords worry about pet-related injuries, but Utah law holds pet owners liable for their animals’ actions. It’s essential to report dangerous animals to protect yourself legally.
3. Potential for Increased Insurance Costs
Some insurance providers charge higher premiums for pet-friendly properties, but these costs are often offset by higher rental income and lower vacancy rates. Nestwell Property Management recommends shopping around for the best insurance options.
4. Noise Complaints
While noise concerns exist, studies show that only one-third of landlords report noise issues. Most animals adjust quickly, making noise complaints less common than expected.
Why is Nestwell Offering a Pet Damage Protection Program?
- Higher Occupancy Rates & Reduced Vacancy
- Long-Term Tenant Retention
- Fair Housing Compliance
- More Security & Peace of Mind for Property Owners
By allowing Nestwell Property Management to approve a pet in your rental, you are automatically enrolled in the Pet Damage Protection Plan. If an approved pet causes damage, Nestwell covers up to $3,000 in repairs, above the tenant’s deposit.
